Investment in real estate development in China fell 20.6% year on year in the first nine months of 2026, to 5,336.4 billion yuan, the National Bureau of Statistics of China (NBS) reported on 20 October 2026. The fall has widened in every monthly release this year, from 11.1% in January-February to 19.9% in January-August, according to NBS data.
The same NBS releases show where investment still grew. Investment in information transmission rose 30.8%, purchases of equipment and instruments rose 9.7% and investment in manufacturing of computers, communication equipment and other electronic equipment rose 9.6%, while total fixed-asset investment fell 7.2%.
Business Pill · YEAR-OVER-YEAR
A short explainer on year-over-year growth: compared with what? It teaches the general idea only and says nothing about China’s economy or the figures in this piece.
The key insight: As we read it, the NBS tables show two directions at once: real estate development investment fell 20.6% in January-September 2026 and its decline widened in every monthly release, while investment in information transmission rose 30.8% and computers and electronics manufacturing rose 9.6%.
How Deep the Property Fall Runs
Investment in residential buildings fell 20.5% to 4,112.5 billion yuan in January-September, NBS said. The floor space of buildings newly started fell 24.9%, and the floor space of buildings completed fell 25.1%.
Sales of newly built commercial buildings fell 13.9% to 5,379.9 billion yuan. Funds raised by real estate developers fell 21.6%, with domestic loans down 33.1% and individual mortgage loans down 22.1%, according to the NBS release. Investment fell in every region, by 29.2% in the northeast and 16.7% in the west.

What Was Posted on X
The Kobeissi Letter, a markets commentary account, posted on 26 October 2026 at 22:31 UTC that property investment in China fell 21% year on year in the first nine months of 2026, under the line “China’s 2008 is happening now.” Its 21% rounds the 20.6% the National Bureau of Statistics reported. This piece takes every figure from the NBS releases and does not repeat the post’s comparisons with earlier years.
Where Investment Still Grew
Total fixed-asset investment, excluding rural households, was 33,411.5 billion yuan in January-September, down 7.2%, NBS reported. Investment in intellectual property products increased by 9.3%. Within infrastructure, which fell 4.2%, investment in information transmission rose 30.8%.
In manufacturing, which fell 2.1%, investment in computers, communication equipment and other electronic equipment rose 9.6%, and investment in railway, ship, aerospace and other transport equipment rose 15.8%, according to NBS. Non-governmental investment fell 10.4%.
What Was Said on X
The Kobeissi Letter, a markets commentary account, posted the property figure on X on 26 October, calling it “China’s 2008 is happening now.” Its post rounded the NBS figure to 21% and compared it with earlier periods, including 2008. We used the NBS releases for every figure in this piece.
Connecting the Coverage
Reuters reported on 26 October that China’s STAR50 index of AI and semiconductor leaders had fallen 40% in less than four months, wiping out some $480 billion, as covered in our piece on the STAR50 index losing $480 billion. Bloomberg reported on 22 October that Chinese stocks had entered a bear market, with US$2.4 trillion lost since a peak in May, and put the fall down to “a protracted slump in consumption and mounting doubts over the profitability of artificial intelligence (AI) companies”, as covered in our piece on China stocks losing $2.4 trillion.
The Structural Read
As we read it, the property figure is a cumulative year-to-date number, so each monthly release folds the new month into the total: the decline went from 11.1% in January-February to 18.0% in the first half and 20.6% by September, NBS reported.
As we read it, financing fell faster than building: NBS reported developers’ domestic loans down 33.1% and individual mortgage loans down 22.1%, against a 20.6% fall in investment.
As we read it, the growth categories sit in a shrinking total: total fixed-asset investment fell 7.2%, so the 30.8% rise in information transmission and the 9.3% rise in intellectual property products are gains inside a smaller pie, as NBS reports them.
The Kobeissi Letter, on X, 26 October 2026 (commentary)
“China’s property sector is experiencing a historic downturn.”
Three Implications
FOR PROPERTY NBS reported new construction starts down 24.9% and completions down 25.1% in January-September, alongside a 13.9% fall in sales of new buildings.
FOR TECHNOLOGY INVESTMENT NBS reported information transmission investment up 30.8%, equipment purchases up 9.7% and computers and electronics manufacturing up 9.6%, in a year when total fixed-asset investment fell 7.2%.
FOR MARKETS Reuters reported the STAR50 index of AI and semiconductor leaders down 40% in less than four months, and Bloomberg tied China’s bear market in part to doubts over AI companies’ profitability, as covered in our earlier pieces.
The Business Engineer Lens
This story maps onto the Business Engineer framework The AI Supercycle.
The framework describes the AI era as a long transformation “exhibiting the paradoxical dual character of bubble and revolution at the same time.”
As we read it, China’s data this autumn shows both sides in one place: Reuters reported a 40% fall in the STAR50 index of AI and chip leaders, while NBS reported information transmission investment up 30.8% as property investment fell 20.6%. The framework was published in June 2026 and does not discuss these figures.
What Is Not Established
The NBS releases give the property and fixed-asset figures but do not link the property fall to investment in technology or AI, and NBS does not break out AI investment in the tables we read. The comparison between the property fall and the categories that grew is our reading of two NBS tables. Growth rates in the fixed-asset table are not adjusted for price factors, NBS said. We did not verify the comparisons with earlier years in the Kobeissi Letter’s post and do not repeat them as facts.
The Bottom Line
China’s real estate development investment fell 20.6% in January-September 2026, and the fall has widened in each monthly NBS release this year. In the same period, NBS reported investment in information transmission up 30.8% and in computers and electronics manufacturing up 9.6%, while total fixed-asset investment fell 7.2%.

A note on sourcing. This piece is based on the National Bureau of Statistics of China’s releases on real estate and fixed-asset investment, read in full on 27 October 2026, on its earlier 2026 monthly releases, and on our own earlier reporting. The Kobeissi Letter post on X prompted the piece; we did not use it as a source for any figure.
